What Is Deed ?

DEED: It is an official documentissued by the land registry directorate, showing the owner of a certain part ofthe land or an independent section built on it, valid until proven otherwise.

Thereare three different types of title deed for real estate. These are condominiumservitude deed, condominium deed and share deed.

 

1)Title Deed with Floor Easement: A floor easement is established on buildings that havenot yet started or are under construction. The land under construction isregistered by the Land Registry Directorate. The official title deed documentissued in order to show the rights holders' shares in the land is also calledthe title deed with condominium servitude. The building, which has the titledeed with floor servitude, is registered with the Land Registry Office;therefore it has an official character.

 

 

2-Condominium Title Deed

 Condominium ownership is the term used todescribe the private property right of the property owner, which is establishedon the areas that are suitable for use on their own, such as floors, cellars,stores, warehouses, of a completed building and associated with common places.Condominium title deed, on the other hand, is a type of deed that is realizedby registering each section on a building whose construction has been completedseparately to the right holders. Condominium title deed documents the propertyowner's independent ownership right on the real estate.

 

“Thecondominium servitude deed of the buildings whose construction has beencompleted legally and which has the occupancy certificate is converted into acondominium title deed.” It is the most suitable title deed for people who wantto buy a property with a housing loan.

 

3 -Shared Deed isthe official document in which the numbers and names of the shareholders whohave shares in any property are clear. In the share deed, the shares of theshareholders are not visible in the total area; In other words, it is not clearwhich area belongs to whom in this deed document. Everyone has a common sharein the property. Shareholders make the divisions of residences through theconsent-i partition, that is, the apportionment process.
